Hello fellow Investors, I have found some tools you can use to evaluate properties. These websites will give you a good ideal of the supple and demand in an area and a quick snap shoot of the comps on a property you are looking to make an offer on.

And with Trulia.com you can run some quick comps and start making offers with confidence. You should still have your real estate agent get you a comp on the properties you are making offers on as a confirmation.

Dean Graziosi 90 Day Challenge Day 16

Hello fellow Investors now that you have your Investor hotline up and running you need to start building your Power Team. You should have already started working on your buyers list, remember you can put me on that buyers list my email is gpricejr@gmail.com and my number is 401-952-5772. Right now I am looking for 3 families under $60k.

Base on our notes from the work shop you should have a mentor, if you are following this blog and you are in contact with me you can check that off. You should also have a real estate attorney, this power team member I covered in the video on Day 14 of my blog. Legal Shield is a very affordable why for you to have top quality attorneys review your contracts and advise you on your legal position.

The third most important member of your power team in my opinion is your General Contractor, now for those of you that are handy you might say a Good Investor friendly Real Estate Agent, and I would agree. However most of the deals you are going to be looking for need work and you need to be able to access the repair cost with little room for error. The wrong repair budget could eat away all of your profits on the deal. Now the Real Estate Agent is important because they help with running comps, this is important because this helps you calculate your ARV or after repair value. Knowing your ARV, and Repair Cost, lets you know how much money you stand to make on the deal.

Dean Graziosi 90 Day Challenge Day 15


Hello Readers and fellow Investors today I wanted to review the first steps I took when I started Investing in real estate. After my first 3 day workshop years ago I was advised to find a local REIA meeting, which I did and that is where I meet my first local mentors Don & Craig. I took their wholesaling workshop and that’s how I got started. Don advised me and my partner to get business cards, a business phone number to use for our bandit signs; so that is what we did. Once we started putting up our bandit signs, ”We Buy Houses” the phone started ringing. Four months after that we closed our first wholesale deal for $28,000.

If you are starting your Investment business right now, I first want to tell you that this is the best time to do it. You don’t need a lot of money to get started; you just need a basic step by step plan and some work ethic. I can be one of your mentors to call on when you get stuck and have questions; that is the reason I started this blog. The second step is to get educated, I have great eBooks and websites I uses to stay on top of the latest in real estate investing. In closing I am going to leave you with this tip, you need to setup an Auto message phone line for your business. Go to Google Voice to do this for free, then call my number 401-400-4440 and listen to my message. Once you have that number if you can’t afford Bandit Signs use Craigslist and post ads. You also will need to start your buyers list. Put me at the Top of that list, so that any deals you fine send me a message and I will make you an offer if it is a deal. If it is not a deal I will tell you and show you why.

Dean Graziosi 90 Day Challenge Day 14


Hello Fellow Investors,

Today was a good day; I put in a few offers with my agent using Home Path. I guess the property is a Fannie Mae property. It’s a four unit in Pawtucket RI, I offered $79,000 and my agent called and said the bank is looking for highest and best offer. I am going to stick with my current offer. Even though I like the property, I am going to have to stick to my Guns on the $79,000 dollar offer and see what happens.

With this 90 day challenge I am working on better way to market my Real Estate Business online. I am going to be using SBI to create my website, and I found this service to cover all the online Marketing Basics. I also setup my Legal Shield account, because that will cover any legal issues that come up at an affordable rate. I just send out 1000 Probate letters I got from the different City Hall‘s in Rhode Island. Now it’s just time to wait for the leads to come in. This video will give you more info about what legal Shield is. This is a must have service for wholesaling Real Estate.

Dean Graziosi 90 Day Challenge Day 13


Hello fellow and future Investors, today I had a lot of follow up to do. I am working on about 12 short sales right now and things are picking up. This is great because in today’s real estate market Pre-foreclosures are some the best deals. Now that I have attended the Dean Graziosi 3day event, I have access to funding and that’s going to change my business. Now I will be able to whole sale short sales and not worry about the funding.

Because of the volume of business I’m planning to take on, I had a talk to a lawyer to about drafting some legal doc’s for me. I wanted to have a Services Agreement or Statement of Services created a Power of Attorney, and Master lease drafted. The lawyer told me she would change me $250 per document which totaled $750.00.  This prompted me to contact a friend of mine about Legal Shield. Legal Shield is a pre-paid legal plan that allow me to have unlimited contracts review by an attorney. It also gives me access to unlimited legal advice.

So today I am meeting with my friend Kevin from Legal Shield, he is going to be reviewing the membership with me and a few of the people I meet at the 3day workshop. I invited them to check it out. Dean Graziosi 90 Day Challenge Day 12


Hello my name is Gerald Price and I am a Real Estate investor in Rhode Island. This blog is about my experiences using the Dean Graziosi approach to real estate investing, I will be using what I learned from the 3 day workshop I just attended. I'm on day 12  of this 90 day challenge now and I feel closer to making something happen. I have been working on building my power team, creating a buyers list, and finding deals. I just went to walk through a few properties with one of my real estate lawyers on my team and things look good we just have to make an offer at this point. Dean Graziosi 90 Day Challenge Day 11

Hello fellow investors things are really coming along I went to check out some properties today and I’m going to be making some offers. I’ve really been trying to find some multi-families for the buyer I meet last week. I want to really wholesale him a deal.
I wanted to tell you are about how important it is to network with like minded people, I spoke with a guy last month about helping me take my real estate business online. He was looking to charge me between 3 and 6 thousand to put it everything together. The funny thing about it is I felt it would be worth it. The way I was looking at it is if those efforts bring in one or two deal in a year I can break even. Now this is why networking is important, this lady I meet at the Dean Graziosi 3day workshop Betty, gave me a call and we talked about investing in real estate for about 2 hours or so, I was explaining how I got started with no money and made 28 Grand on my first wholesale deal. Now that’s cool but that is not my point, speaking with here helped me to understand investing a little bit more and I put together some no money down tax lien concepts that we can use. That was cool but that is not my point either, my point is Betty called me up today and told me about a service called SBI they give you a easy way to build websites and also the help with SEO, they have domain names included, and even an auto responder platform for email marketing, and it’s all for $300 bucks a year. Wait there is more if I buy one before Christmas I get one free, so two websites for $300 bucks that also includes hosting as well. It also comes with training on how to build your online business all for $300 bucks a year that’s less than a Dollar a Day. Here is some info about that if you are interested.

Dean Graziosi 90 Day Challenge Day 10

Hello fellow investors,
Today was a great day things are moving right along and I have a few more short sales coming my way. I went by to visit one of my lawyers today to talk real estate and he told me about a deal he was in the process of buying. So I asked him what was his exit strategy and he said he was looking to buy fix and flip the house. I asked him, how are you financing the deal and he told me with hard money. I proceeded to tell him how I could get transitional funding at 2% w/ a $495 processing fee; and asked him if he would be interested in wholesaling the deal. He said yeah let’s do it and I will slit it with you if you find the end buyer.
Now I tell you this story because I want you to see how, you can use your resources to find deals. I will be basically making the money I am saving him on the deal all because I told him about the leading sources we have through Dean’s system. I will keep you posted on that deal.
On another note I am going to be meeting up with some of the students from the Three Day workshop we took this Saturday the 15th at 5:30 sharp in Cranston RI. We will be meeting for about an hour and one half; I have my friend from Legal Shield coming to talk about low cost and no cost legal services we can for our real estate business. Dean Graziosi 90 Day Challenge Day 9

Hello fellow investors its day 10 and I haven’t found a deal yet that I can wholesale, but I have been making a lot of progress. However I need to step it up a notch, I am not looking at enough properties. I should be looking into at least 50 properties per day. I should be making at least 20 offers a week. So these are my new goals I will keep you posted of the results.
Don’t be afraid to let people know you are a real estate investor; I meet a young man today that is doing pretty good investing in and flipping motorcycles. He buys them at a discount and then quickly sells them for a profit. He said it takes a couple of weeks to make a profit of a few thousand dollars per deal.  I told him about real estate deals that I have done with little or no money of my own out of pocket, and the profits that I had made he was very interested to learn more. So I took done his contact info and I  am going to email him one of Deans eBooks, my goal is to make him a wholesale buyer, birddog or equity partner on a deal. Remember you are a Real Estate Investor now, talk about it.

Dean Graziosi 90 Day Challenge Day 8

Hello Fellow Investors how is your investing going? Before I get started I just want to say that I'm not going to blog on Sundays, because I am at church most of the day and the rest of the day I spending time with my family. Now that we have that out of the way I wanted to talk about how having a good real estate agent is important. Today my Agent introduced me to another investor that he is working with. He did this because he understands that I am a wholesaler always looking for deals. The investor that I meet is a business owner that owns a few properties already but wants to start picking up some of the deals that are out there. Me and my agent have been talking about what my goals are and now he is working to help me accomplish them. I also got a call on one of my adds that I posted on Postlets. This is a great way to build a buyers list.

Dean Graziosi 90 Day Challenge Day 6


Hello fellow Investors today I worked on some of the short sale files I’m negotiating. I put in two offers today as well, one was on a Single Family, and the other was a 3family. I have been working with my real estate agent a lot trying to find short sale deals.

I set some goals for my real estate business this year. I want to first complete Dean’s 90 day challenge first, then after that I would like to negotiate at least100 short sales next year. That breaks down to about 8 per month, that’s two per week. So today I put in to offers on two short sales. Currently I am working on 12 short sales, and I have been networking with other real estate agents to pickup more. Dean Graziosi 90 Day Challenge Day 5

Hello fellow Investors today I want talk about how easy it is to get off track, when looking for your first deal. My advices go back to the basics. With Dean’s system you start with your goals or your why. My goal is simple; complete a wholesale deal within the next 90 days. This is important, because I want more out of life for myself and my family.
 
Now that I have direction my first task is to build a buyers list. In these past four days I have identified 3 three buyers for this list; Joe, Marcel, and Me. I think the most important buyer on the list is “Me”, because in order for me to sale real estate I first have to control some real estate. With that said I need to be making offers daily. Now this is when you start to go off track, you get lost looking for deals. One of my buyers is looking for Multi-Families, in and around Providence. His price point is between $80k and $125k which is good for me because it gives me room to wholesale to him.
 
Well now my focus is on finding a 3family at the right price ASAP for my buyer. I didn’t get the chance to review funding, but we will need to talk about it finding the money to fund these deal is getting easier. Today I used the Proof of Funds letter from www.insiders.com, and now I am going to really start making offers, because that is a sure fire wat to find deals. Dean Graziosi 90 Day Challenge Day 4


Ok Fellow Investors today was a pretty good day for my real estate business; I meet an Investor to add to my Buyers List. I will tell you how it happened; my partner and I were driving down this street I had saw a property listed on the MLS on. It was a big 3 family, and as we drove by it I saw a Mercedes Benz running in the drive way. I told my partner to stop and go back to the house. So he did, and we walked right into the house, the new owner of the house was walking through it with his contractor going over the repairs that would be needed on the property. Long story short, introduced ourselves to Joe who is an investors looking to pickup 5 or 6 more properties like the 3 family he just paid for. So now there is really no reason to not be putting in offers, and by the way he was really excited to work with us because he needs help finding deals.

I also had a really good conversation with 2 Real Estate Agents today; I spoke with them about sending me short sale deals they need to be working. One of the Real Estate Agents found me online. I put some posts lets out on the web to market my blog and to sell the house I just bought in West Warwick. I read in one of dean’s books that you should always start selling your property once you own.

Dean Graziosi 90 Day Challenge Day 3


Hello Fellow Investors today was Day 3 and things are coming together. I didn't get the chance to follow up on those expired listings yet, I will try to get that done tomorrow. What I did today was follow up on some short sales that I have been working on, I just got the Purchase and sales contract signed and now I have to submit the short sale packet. I don't have all of my sellers Doc's yet so I am just going to start with a Cover Letter, 3rd Party Authorization, PNS, Listing Agreement, and Proof of funds. The Proof of funds I am going to use the insider’s website to print that out.

I spent some time reviewing that website and I think the Transitional 100% funding is going to work well for me. So I called up Paul the Investor friendly real estate agent I am working with an I had him send me an “Offer to Purchase form” with this I am going to start really putting in Offers. My goal to start will be at least 14 per week, that’s 2 per day. With that said I have also been review the ebook Dean’s gave us called 30 Days to Real Estate Cash. I figured I have 90days and this is a plan for 30 days check it out. Well it’s a good thing I did that because I read the part that talks about contracts and escape clauses. This will protect me when I start putting in those offers.

Dean Graziosi 90 Day Challenge Day 2






Hello fellow investor, and future investor as you know I am working on closing a deal using what I learned from Dean Graziosi's 3 day workshop. Today was a lot of the same activities from yesterday. As you may have read from my blog one of the first steps is to create a buyers list. So that what I have been working on.

I also meet with my new real estate agent Paul. He is going to be putting in an offer for me. The offer was creative in nature, I offered $50,000 on a mix uses property in Providence. The Terms of my offer were as followed: $50,000 with 3% down and the bank carrying back a mortgage at 6% over 30 years. We will see what happens. I got the idea from one of deans students that I saw on one of his video's. I also put in an offer on a single family short sale in Pawtucket.

My Pre-foreclosure leads are coming in at a pretty good rate. I got the leads from networking with a few real estate agents. Nothing yet from the Craigslist ads i posted, I'm going to keep submitting the ads and see what happens in a few weeks.  I also have my hotline going 401-400-2975, you should call and check it out, and let me know if you have someone behind on their mortgage I will help them come up with a plan. If it turns out to be a deal I will split the money 50/50.

Dean Graziosi 90 Day Challenge Day 1





As you know I just took Dean Graziosi's 3day workshop in Providence, RI and I have decided to take action. So right now I'm working on building a buyers list, and also finding deals. I am going to Start out wholesaling the properties I find that are deals. Here are some of the things I got done today:

I contact a few different Real Estate Agents and interview them with the questions I have from Jim's workbook. I found an Agent that is currently taking some training with Fortune Builders another Real Estate Training company, anyways he was open to working with me and I got him to email me a list of expired listings from the MLS. I may have a few leads from that of properties I am going to drive by tomorrow and knock on the door.

I also setup a automatic marketing messaging phone number. I did this through Google Voice, you can setup a free phone number and leave a recorded message for people to call with  their property addresses. Check my number out 401-400-2975 you get the messages email to you, and you also have a back office or login to store your leads.

To build my buyers list i drove around taking down the number on the "We Buy Houses" signs around town and I gave them a call letting them know that I too am an investor and what type of properties are they looking for. I also got their price range, area, and repair budget limits. I found a few investors on Craigslist as well and I am going to be posting some ads on Craigslist myself promoting my new 401-400-2975 number.
